What is the environmental setting of Sun City Hilton Head?
The property was formerly a pine tre farm. Approximately 30% of the property will be a forest conservancy, lakes, lagoons or wetlands. Large stands of hardwoods, including a sizable mature cypress forest exist on the property in areas set aside for preservation by Del Webb. Parks and boardwalks are established in many areas as part of the community's recreational program.
Sunny days are only a move away! The average winter temperature is a moderate 59 degrees and the average summer temperature is 89 degrees.

What amenities will be offered?
The community will offer more than $80 million in amenities when complete - featuuring more amenities than any other comparable community in the southeast. There are more than 100 Community Clubs and Organizations, two 18-Hole Championship Golf courses, two Fitness Centers, five Pools including an indoor heated pool, a Woodworkers Shop, Dog Park, Arts and Crafts building, two Restaurants and a 540-seat Performing Arts Theater. An 18-Hole Executive Course, fitness center, clubhouse, indoor and outdoor pool and outdoor playing courts are coming soon. You can play on our Croquet Fields, Bocce Courts, Softball Field, Pickleball or Tennis Courts. How do you legally restrict the age of a community?
The House for Older Persons Act of 1995 (HOPA) derived from the Fair Housing Act. Also, the seller is permitted by law to sell up 10% of the total lots to active adults years of age and better. No one under the age of 19 can live in the community permanently.

Children and grandchildren under the age of 19 are welcome and may visit for up to a maximum of 90 days per year.

What educational opportunities are available nearby?
A regional campus of the University of South Carolina, the New River Campus, is a four-year facility constructed on 809 acres. It attracts nearly 1,800 students from the Beaufort and Hilton Head Island areas, in addition to those enrolled from 23 nations. The Technical College of the Lowcountry, opened in 2006, is also located adjacent to Sun City Hilton Head's property. With over 75 programs, TCl is a two-year technical college offering a variety of educational options including nursing, web design, network and civil engineering and paralegal.

Are the golf courses private or public?

What shopping and services are available nearby?
Extensive and widely varied shopping and service options are located in the area and in the nearby communities of Bluffton, Hilton Head, Beaufor and Savannah.

The Okatie Center, a 268-acre shopping and commercial center, is under development adjacent to Sun City Hilton Head. Facilities include retail outlets, hotels, restaurants, banks, and medical and professional services. Currently open are the Bluffton-Okatie Outpatient Center, Food Lion and teh 100-room Hampton Inn. This is accessible from SCHH by golf carts or automobile.

The New River Center, a 210-acre commercial and retail mixed-use project, is under construction. There is a 152,000 square-foot WalMart Super Center which includes a 40,000 square-foot grocery store, bank and car care center. Additional projects include a 150,000 square-foot retail center, banks, fast-food and sit-down restaurants, and a hotel.

Can I have a pool?
Yes, if it fits within the rear yard setbacks established by Jasper County. In addition, the architectural review committee will need to approve the modifications.

What is the difference between Del Webb and Sun City properties?
Del Webb communities are smaller, more intimate communities. Sun City communities are larger communities and include a golf course.

'Savannah/Hilton Head International Airport' and 'Hilton Head Island Airport' are both less than 30-minutes away.

Can I rent the home until I am ready to relocate to the area?
Yes, with stipulations. First, no more than 10 percent of the homes may be purchased for investment purposees. Second, if the investor plans to rent the home, they may only rent to a person 55 or better for a minimum of 90 days. And third, they may not display a "for rent" sign in the yard or in the windows of the home.

Yes, as long as the person/persons residing in the home are age 55 or better.

Yes, up to two dogs and two cats maximum per household.

Are satellite dishes allowed? Are fences or sheds allowed?
The Home Owners Asociation and Architectural review committee will review and accept or deny requests such as location of satellite dishes. The HOA does not allow perimeter fences or sheds.

Where is the closest storage facility?
There is a boat and RV storage facility within the community that operates on a first come, first served basis. Other storage facilites are conveniently located in the area.

What are the additional fees for joining clubs or participating in community activities?
The clubs and groups fees are decided by the members/residents and presently range from $3.00 to $35.00 annually. Your HOA fee covers the use of all the ammenities except golf.

What health care services are available nearby?
Sun City residents are fortunate to have six hospital systems located with a six to 30 mile radius. All five of those hospitals have been given full accreditation by the Joint Commission on Accreditation of Healthcare Organization (JCAHO) and offer a range of facilites and specialties. Ambulance service and fire station are located adjacent to our prperty. Five major hospitals and one military hospiatal are located within 30 miles of Sun City Hilton Head:

What about security?
This is a gated community. There are 3 gates and the main gatehouse will be staffed for welcoming the public and guests of residents 24 hours daily. A vehicle bar code sticker will be given to all residents to allow for the security bar to open for their access into the community. There are roaming patrol cars that also monitor the community.
